Kupfrian Manor

Pensacola seniors can look forward to a new 94-unit senior housing development on the site of the former Baptist Hospital. Kupfrian Manor will provide affordable one- and two-bedroom apartments that are thoughtfully designed specifically for seniors. These modern units have energy-efficient appliances and fixtures and the complex will feature a host of other amenities aimed at addressing seniors’ physical and social needs.

Kupfrian Manor is projected to be ready for occupancy in 2027. The approximately $32.7 million development is financed through a mix of federal Low-Income Housing Tax Credit equity, permanent financing, and public-sector funding sources. Key funding partners include federal and local CDBG programs, magnet funds, and a sales tax rebate, helping to support long-term affordability while minimizing reliance on traditional debt. Construction is supported by a $16.5 million loan during the build period.
