Waterside Oaks

Waterside Oaks in Gainesville, GA is a 196-unit affordable rental community financed in part with 4% Low-Income Housing Tax Credits (LIHTC) from the Georgia Department of Community Affairs (DCA). The project was financed by Cadence Bank (construction), Greystone (permanent via Freddie Mac), and Regions Bank and Monarch Prive Capital (equity). The Gainesville Housing Authority helped secure about $40 million in bonds to preserve and develop affordable housing in the city.

All units are targeted for households earning up to 60% of the area median income. The development features a mix of 1- to 4-bedroom apartments with energy-efficient designer kitchens (granite countertops, custom cabinetry), all-electric HVAC, and ample natural light. Amenities include a large clubhouse, 24-hour maintenance, a covered pavilion with grilling stations, a computer room, a yoga and workout studio, a playground, pool, and easy access to nearby nature trails.
