Our team
Our work takes us all over the US, scouting sites, breaking ground, meeting with communities and all the partners that help us make affordable housing happen. It’s no small wonder that a wonderlust for travel is part of our genetic makeup. Constantly looking into new ideas, hopes, and views is a big part of why we are so passionate about our work.
Founding Member and President of The Paces Foundation since 1991, Mark is responsible for formation of the corporation including its IRS 501c3 designation. His responsibilities include contract negotiations, strategic planning, budgeting, zoning, market and site selection, board and public relations, construction monitoring, financing, equity solicitation and reporting, program compliance, management oversight, hiring and monitoring employees and contract service providers. Mark holds considerable experience in LIHTC, HOME, CIP, AHP, CPLP, HUD 202 affordable housing initiatives, new development applications, grant writing and public speaking. He is a Georgia DCA approved Consultant/Owner/Developer and participates in numerous public speaking engagements and workshops on affordable housing. When he’s not moving the organization mission forward you’re apt to find him traveling internationally to broaden his scope on poverty, enjoying the slopes, or looking for new development sites on his motorcycle.

Snoqualmie National Forest, Washington State
Renée has been active in the development, financing, construction and management of affordable housing since 1989 and has been involved in the development of more than 3,000 units nationwide. She manages the operations of the foundation with ease and is responsible for the financial procurement for all types of debt and syndication of tax credits for project equity as well as the foundation’s internal operating budgets. She also helps manage the development process from acquisition, site planning, financing and investor relations, to construction and stabilization. She has held a variety of senior roles in the industry, including First Vice President and Regional Development Director for Transom Development, a subsidiary of SunTrust.

Steven Bauhan joined The Paces Foundation as Chief Development Officer in 2023. Instrumental in building the strategic plan of Paces Preservation Partners, he helps grow and support the development pipeline from initial conception through construction, to lease up and stabilization. He is a real estate professional with experience in many aspects of affordable housing and mixed income markets including 9% and 4% transactions, historic tax credit transactions, rural housing, public-private PHA transactions to include several RAD conversions. Prior to joining Paces, his 15-year banking career culminated in leading the affordable housing division efforts at Cadence Bank and Bank OZK after having worked within Wells Fargo’s Community Lending and Investment division. Steven arranged financial support for ~$2 billion in affordable housing specific developments in the form of tax credit purchases, construction and permanent financing (4% and 9%), tax credit bridge financing, land loans, lines of credit, etc. During this time, he built deep relationships with GSE lenders, LIHTC equity syndicators and developers across the Southeastern United States. Prior to banking, Mr. Bauhan received a bachelor’s degree from the University of Georgia’s Terry College of Business and received his MBA in Economics at Georgia State University.

Lori has been actively involved with The Paces Foundation since 2007, beginning with her work in property management. She joined the team at Paces as the Director of Assets in 2015. Over her 25-year career in property management, Lori gained valuable insight into the makings of successful and sustainable affordable housing communities. At Paces, Lori participates from pre-development through stabilization, giving perspective and focus on long-term performance. Lori works closely with equity partners, state agencies and lenders on a routine basis.
Lori is a Georgia native and 1993 graduate of The University of Georgia. She has experience with a broad range of assets including conventional Class A, LIHTC, bond and receiverships. Her previous role was Regional Vice President of an NMHC top 50 property management firm.

Traverse City, Michigan
Julius Ball is the Physical Asset Manager for Paces Foundation. Julius performs property inspections, reviews capital plans and bids and interfaces with contractors on large scale and new construction projects. His skills were irreplaceable in the wake of the destruction of Paces’ Panama Commons in Panama City, Florida by Hurricane Michael. Julius was able to consult with the construction team at the close of the massive renovation effort to ensure that ADA, code, and compliance guidelines were met and that the apartments were in move in condition while coordinating turnover with property management.
Julius credits his service in the United States Army (1979-1992) for the leadership skills and problem-solving abilities he brings to The Paces Foundation. Julius has since served as Senior Rehabilitation Supervisor and held Regional Maintenance Supervisor positions at two NMHC top 50 Multifamily Housing corporation; holds certifications for Heating and Air Conditioning, Certified Pool Operator, Uniform Physical Conditions Standards (UPCS), Gas Heating, and EPA (Universal). He is also NSPIRE STAR certified. As important as Julius’ technical knowledge is to the organization, his relationship building capacity is inestimable. In his spare time, Julius follows college football, plays billiards, and enjoys dining with friends.

Destin, Florida
With more than 30 years in marketing communications and public relations roles, Amy helps The Paces Foundation further our efforts via corporate communications, event management, community awareness, and advocacy outreach. She plays a key role in positioning the foundation for success and is intimately invested in the cause for affordable housing. She is a single mother of two grown children herself. She has a BA in Humanistic Studies and English Literature from Saint Mary’s College, Notre Dame. She has received multiple awards from her peers, including PRSA’s coveted national Silver Anvil, for her communications campaigns. She has built the brands of several professional services companies, both large and small, has written corporate brand standards manuals for global audiences, and has directed countless video productions. Amy believes a great deal of social good can be done by just giving people a sound, affordable living environment.

Maiori, Italy
Teagan Livingstone joined The Paces Foundation in 2021 and supports the advancement of affordable housing communities across the Southeast. She has contributed to the successful acquisition of more than 10 developments, authoring competitive proposals and securing funding from state agencies, investors, and financial partners.
In her role, Teagan leads the coordination of development teams, including architects, engineers, consultants, and legal counsel, to produce competitive applications that meet rigorous design, financing, and compliance standards. She drives projects forward by managing timelines, synthesizing technical input, and ensuring each submission advances both funding opportunities and long-term development goals.
Teagan holds a Bachelor of Arts in International Studies with Honors from The University of Alabama, where she concentrated in International Relations and minored in German. She also studied abroad at Humboldt Universität in Berlin, Germany, and is a member of the Women in Affordable Housing Network.

Martha’s Vineyard, Massachusetts
Anita Booker joined The Paces Foundation in 2024, bringing over a decade of administrative experience to the organization. As Office Manager, she helps ensure seamless operations through expert handling of accounting and general office support. Her role is pivotal in coordinating office services and related activities to help the firm operate smoothly and efficiently every day. She also takes on special projects, always maximizing the value of firm services.
Anita attended Southern University A&M College in Baton Rouge, focusing on business administration and management. She holds several business certificates and has extensive experience in the banking industry. Outside of work, she enjoys volunteering in her community, helping to empower women and children in education, economics, spirituality, and wellness through fundraisers and motivational events.
